Your Client, a medium sized property company, has instructed you to find a development and investment opportunity in Greater London. Your Clients have sold several investments in the North of England and are looking for propositions with potential.
You may wish to put forward one of a variety of possibilities from edge of town sites to existing shopping centres with potential for refurbishment, re-gearing of leases and management improvements. Your Client has also expressed an interest in regeneration areas and ‘brown field’ opportunities and they are aware that appreciation of sustainability issues will be essential to completing the development successfully. Your Client is looking to make a good return despite the current economic and political uncertainties, so your report must deal with the mitigation of risk. The sites identified for Coursework 1 and 2 could be your group shortlist of sites, although others can be added.
Your valuation should be realistic in the current economic climate and use of discounted cash flow will be important to deliver this.
